Due Diligence
Inspection Management:
Coordinate inspections with preferred vendors, share details with buyers, and review/distribute reports with all applicable parties.
Draft and finalize the Due Diligence Request and Agreement form after discussion with agent and buyers, ensuring repairs are completed and verified with receipts/invoices.
Warranties and Appraisal Verification: Provide buyers with home warranty copies and confirm appraisal details with the lender.
Critical Updates: Update the scheduling calendar and keep agent and buyers informed of important deadlines.
Pre-Closing
Closing Coordination: Assist sellers in completing seller information forms and send necessary financial documents to the closing attorney, if applicable.
Final Walkthrough and Closing Preparation: Provide sellers with information regarding the buyer’s final walk-through, along with closing details such as instructions for transferring utilities, seller’s new address and other important closing-related information.
Loan Approval and Document Distribution: Confirm with the buyer’s agent that the buyer’s loan has been cleared to close; as well as request, review, and distribute the Closing Disclosure and settlement statement from the closing attorney.
Closing Gift Reminder: Remind agent to arrange for seller’s closing gift.
Post-Closing
Closing and Funding Confirmation: Confirm closing and funding.
Post-Closing Congratulations: Send congratulatory emails to sellers and the buyer’s agent.
Post-Closing Compliance and Documentation: Complete post-closing requirements and submit all forms for brokerage compliance.

Open House Support: Assist with scheduling the open house, promoting it through marketing materials, ensuring the home is ready to be toured by potential buyers, setting up signage, preparing informational packets, and handling any additional tasks as needed.
